What $785K Buys You in Naples, Florida
What $785K Buys You in Naples, Florida: Tour the Leighton at Terreno by DiVosta
If you’re searching for a new construction home in Naples, Florida with plenty of space, modern features, and a convenient location, the Leighton floor plan at Terreno by DiVosta is one home worth putting on your list.
Located in eastern Naples, Terreno gives buyers the opportunity to enjoy a newer community while still being within convenient reach of shopping, dining, beaches, and everything else Naples has to offer.
In this home tour, we’re taking a closer look at the Echelon Series Leighton, one of the larger floor plans available in the community.
Nearly 3,000 Square Feet on One Level
One of the biggest advantages of the Leighton is its size.
The standard Leighton offers close to 3,000 square feet of living space while remaining a single-story home.
Depending on the configuration selected, buyers can choose between:
- 3 to 4 bedrooms
- 3 full bathrooms
- Approximately 3,000 square feet
- Single-story living
- Spacious indoor and outdoor living areas
For buyers relocating to Southwest Florida, a large single-story floor plan can be especially attractive. You get the extra room for family, guests, a home office, or hobbies without having to deal with stairs.
The model showcased in our tour also includes a beautiful pool and numerous upgrades that demonstrate what can be added to the home.
Need Even More Space? Consider the Layton Grande
For buyers who want something significantly larger, DiVosta also offers the Layton Grande.
The Leighton Grande adds roughly another 1,000 square feet, bringing the home close to 4,000 square feet of living space.
Unlike the standard Leighton, the Grande becomes a two-story home and offers configurations with approximately:
- 4 to 5 bedrooms
- 4 bathrooms
- Nearly 4,000 square feet
- Two-story living
This gives buyers considerable flexibility.
A couple looking for plenty of entertaining space may prefer the standard single-story Leighton, while a larger family or someone who frequently hosts guests may appreciate the additional bedrooms and square footage available in the Grande.

Located in eastern Naples, Terreno gives buyers the opportunity to enjoy a newer community while still being within convenient reach of shopping, dining, beaches, and everything else Naples has to offer.
In this home tour, we’re taking a closer look at the Echelon Series Layton, one of the larger floor plans available in the community.
Nearly 3,000 Square Feet on One Level
One of the biggest advantages of the Layton is its size.
The standard Layton offers close to 3,000 square feet of living space while remaining a single-story home.

Layton Pricing at Terreno
At the time of our tour, the Layton was starting at approximately $785,000.
It’s important to understand that builder base pricing generally does not include every feature you see inside a decorated model home.
Depending on the homesite, structural options, design selections, pool, outdoor living upgrades, finishes, and other additions, a completed Layton can potentially move well into the $900,000 range.
That’s why it’s important to look beyond the advertised base price when comparing new construction homes.
If you’re considering building in Terreno, I can help you look at the actual numbers and compare the cost of building from scratch with available or upcoming inventory homes.
Builder pricing, availability, incentives, and specifications can change at any time.
Natural Gas Is Another Interesting Terreno Feature
One feature that helps distinguish Terreno from many other Naples-area communities is the availability of natural gas.
Natural gas homes are relatively uncommon in Collier County, so this can be an attractive feature for buyers who prefer gas cooking or gas appliances.
It’s one of those details that may not seem significant at first, but for buyers specifically looking for a gas community in Naples, it can narrow the search considerably.
Move-In-Ready Layton Homes Are Coming
Not everyone wants to wait for a home to be built.
At the time this video was filmed, there were also three Layton inventory homes expected to become available, although they were not yet ready for immediate occupancy.
Move-in-ready and inventory homes can sometimes offer advantages compared with starting a new build, particularly for buyers who are relocating to Naples within the next several months.
Inventory can change quickly, so contact me if you would like to know which Layton homes — or other Terreno homes — are currently available.
Should You Use a Buyer’s Agent When Buying New Construction?
One of the most common questions I receive is:
Do I really need my own real estate agent if I’m buying directly from a builder?
Having your own representation can be extremely valuable.
The sales professionals inside the builder’s sales center are there to sell homes for the builder. As your real estate agent, my job is to help you through the process.
That can include helping you:
- Compare builders and communities
- Evaluate inventory versus building
- Understand lot premiums and upgrades
- Review current builder incentives
- Compare different floor plans
- Identify costs that may not be obvious from the advertised starting price
- Negotiate available incentives when possible
- Coordinate the purchase if you’re moving from another state
Most importantly, you don’t have to limit yourself to a single builder.
If the Layton isn’t quite right, we can compare it with other new construction homes throughout Naples, Ave Maria, Bonita Springs, Estero, and Southwest Florida.
Moving to Naples From Out of State?
A large percentage of Southwest Florida buyers begin their home search while they’re still living somewhere else.
You don’t have to fly to Naples every time you want to see a property.
I can arrange Zoom meetings and virtual home tours and walk you through homes, communities, lots, amenities, and surrounding areas before you make the trip to Florida.
This is especially useful if you’re relocating from New York, New Jersey, the Northeast, Midwest, or another part of the country.
